This page serves as notice of the professional service fees offered by Tejas Realty Group to cooperating brokers and licensed tenant agents. All commissions listed are subject to the terms and conditions outlined below.

General Terms & Conditions

To ensure a smooth transaction and protect all parties, please note the following requirements:

Licensure: Commissions are only paid to active, licensed real estate brokers/agents in good standing within the state of Texas.
Procuring Cause: The agent must be the "procuring cause" of the lease. This includes initial contact, conducting the showing, and assisting the tenant through the application process.
Documentation: A signed W-9 and a Commission Agreement must be submitted prior to move-in.
Payment Timing: Fees are typically disbursed within 30-days of the tenant’s successful move-in and the firm’s receipt of the full security deposit and first month's rent.

Notice to Tenant Agents:

Our firm is dedicated to the highest level of service for our Landlords. As such, we will show our listings to any prospective tenant to ensure the property is leased promptly. However, please be advised of the following compensation policy:

Mandatory Attendance: To earn a commission, the Tenant’s agent must be physically present at the initial showing and all subsequent showings.
Prior Showings by Listing Office: If a prospective tenant has already been shown the property by a member of Tejas Realty Group prior to the acceptance of a Tenant, no commission will be paid to any outside broker or agent.
